Green and affordable community in Cebu City

While green design is usually equated with expensive building costs, this mixed-use community strikes a balance between sustainability and affordability. RDAK Land partners with Palafox Associates to create the master plan for the first phase of development of the more than 20,000-square-meter property in Cebu City.


A range of housing styles and sizes are incorporated into the plan, catering to a mixed-income clientele. This in turn creates a more balanced community. As such, 4-storey and 8-storey garden apartments are strategically distributed within the property. Between these buildings are pocket parks, to be used for both relaxation and as active spaces for exercise and play, among others.


To cater to the needs of the community, the plan also includes places to work, shop, dine, and worship, among others. A resort-style pool, picnic area, community garden, and linear parks are also part of the amenities. The new development is integrated into the fabric of the existing neighborhood and provides community facilities like the chapel and mixed-use commercial areas. Part of the offsite improvement is the proposed landscaping of the nearby river easement into a linear park which will be open to all people. There will also be a pedestrian access directly from the main road to encourage people to go inside the development.


Most importantly, the community is envisioned to be pedestrian-friendly. It promotes walking and biking as the main modes of transport. To this end, key structures and amenities are located within walking distance from each other. Pathways also link open and green spaces together, which is ideal for jogging, strolling, biking, and other healthy activities. Having well-lit, easy to navigate, and safe pedestrian walkways and bike lanes are essential elements of this integrated community.


With the master plan already in place, Palafox Architecture Group will be preparing the initial designs for the chapel and the clubhouse. □
